Construction has historically been slow to adopt software. But the wins from AI are concrete (sorry): 20-30% reduction in estimating time, fewer schedule slips from AI scheduling, real-time progress tracking that catches problems earlier. The biggest practical win: project documentation no one wants to write.

The workflow: upload plans → AI extracts quantities → estimator validates and prices. Cuts a 2-week estimate to 3 days for typical commercial work.

The risk: AI takeoff accuracy varies by drawing quality. Always have an experienced estimator review.

Deep dive 2: Schedule generation and risk

ALICE-style tools simulate millions of schedule scenarios. Identify the critical path with highest float impact. For SMB GC: even Claude-assisted CPM (Critical Path Method) review beats a spreadsheet.

Deep dive 3: RFIs, submittals, change orders

The paperwork that drowns project managers. AI drafts RFIs from drawings, summarizes submittals, writes change order memos. PM reviews and signs.

Governance

• Liability. AI-drafted RFIs and CO memos are still legal documents. PM signs, PM owns.
• IP. Drawings and plans uploaded to vendors need to be governed by NDA. Watch for default vendor data use clauses.
• Safety. AI cannot replace human judgment on safety issues. Use AI for documentation, not for safety calls.

30-60-90 day plan

Days 1-30: select one project to pilot AI estimating + documentation. Baseline current process.

Days 31-60: roll the same pattern across all active projects of similar type. Measure time saved.

Days 61-90: add scheduling AI. Add jobsite voice line. Measure project-level metrics.

Maturity model

• Level 1: PMs use ChatGPT to draft RFIs.
• Level 2: AI estimating + project documentation routine. SOPs documented.
• Level 3: Schedule simulation, AI risk scoring, progress tracking from cameras.
• Level 4: Predictive jobsite ops — AI flags issues before they cause delays or rework.
